Henderson, NV Stats - Population, Geography, Etc.

If you already reside in Henderson, Nevada, you're probably already familiar with the city's population and geography. Henderson, Nevada (part of Clark County) is located about seven miles southeast of Las Vegas. The city is surrounded by gently sloping mountains, such as the McCullough Mountain range shown above. Many of these ranges are marked by outcroppings of black rock, reminiscent of a volcanic eruption that occurred in the area millions of years ago.

In 2000, the population of Henderson was just over 175,000 people. In July of 2007, the population was estimated at more than 265,000 people. That's As of 2005, the population was estimated at just over 600,000. That's an increase of around 90,000 people in just seven years, which is a pretty significant growth rate for a desert city like Henderson.

Though it's hard to measure, logical would suggest that the presence of Henderson, Nevada on real estate lists such as the one by Money Magazine has played a roll in this growth, at least in recent years.

Like much of Nevada, Henderson has a desert climate with very little natural water. In fact, the only natural water within the city comes from washes like Duck Creek. Like most desert climates, the temperature in Henderson can drop significantly from the high temps of day to the lowest temps at night.

The average high in July is 108 degrees Fahrenheit. The average high the coldest months is 60 degrees. The winters do get below freezing from time to time, mostly in December and January.

As you would imagine, there is very little rainfall in Henderson. The average precipitation is only about 6 inches per year.

The Climate / Real Estate Connection

As home buyers, we all have our own preferences and opinions. Some people would look at the information presented above and think that Henderson, Nevada is too hot for them. Residents of the city do not pay personal income tax, inheritance tax, corporate tax, estate and/or gift tax. You can't complain about that! In addition, the property taxes in Henderson (and in Nevada as a whole) are comparatively low. According to Money Magazine, the state of Nevada has the eighth lowest tax burden (when compared to statewide income) in the United States.

According to the city's website: "The Fiscal Year 2007 City property tax rate for Henderson will remain constant at $.7108 per $100 in assessed valuation. The City has maintained the same property tax rate for the past seventeen years and continues to have one of the lowest rates in the Las Vegas Metropolitan area, as well as the State of Nevada." When considering Henderson real estate investment, you must also consider the city's economy as a whole. After all, economic strength and development go hand in hand with property values. Fortunately, the news here is mostly good!

Due to favorable tax situation and other incentives, several major corporations are located in Henderson, Nevada. These include Levi Strauss, Toyota Financial, and Ocean Spray Cranberries.

Other major employers in the city include Berry Plastics, Ford Motor Credit, Good Humor - Breyers Ice Cream, and Graham Packaging Company.

Because of Henderson's proximity to Las Vegas (about 7 miles away), the tourism industry also plays a major role in the city's economy. Many residents of Henderson work in Las Vegas, making the short commute each day.

By most measurements, Henderson, Nevada is a steadily growing city with no signs of slowing any time soon. In fact, the city estimates that around 6,000 people move into the region on a monthly basis. Aside from traditional four-year universities, there are also a wide variety of professional training programs in and around Henderson, Nevada. These include DeVry University, National University and several others.
